22 Grosvenor Gardens is a Grade II listed Victorian terrace built around 1868 to designs by Thomas Cundy III, refurbished by Grosvenor in 2025. Victoria Station is a two-minute walk, with the Circle, District, and Victoria Underground lines plus mainline rail directly accessible.
A skylight extending to the second floor brings exceptional natural light into ground-floor communal areas; basement offices also benefit through thoughtful architectural design. The fit-out is calm and well considered, with botanical wall art and natural planting throughout. Three meeting rooms for 2, 4 and 8 and a basement boardroom are all bookable via the Grosvenor members app. External bookings accepted. The workspace has two kitchens with everything a customer needs, with well-stocked supplies including: grind coffee, sparkling and filtered water, fresh fruit, and full crockery. Showers come with towel service, coded lockers, and Dyson hair dryers. Members also access the adjacent Mews building, providing a podcast studio and additional meeting rooms, a useful bonus when extra space is needed.
