x+why Arding & Hobbs occupies the third floor of the restored Arding & Hobbs building at Clapham Junction, a landmark Edwardian former department store redeveloped by W.RE. The space spans 27,500 sq ft and opened in 2025 as x+why's first South London location. The fit-out blends exposed heritage architecture with biophilic design and floor-to-ceiling windows, and a newly landscaped roof terrace provides panoramic views across the city.​ The offer runs from day passes and dedicated desks through to private offices for teams of up to 40, plus a signature members’ club space in the style of x+why's Orchard at Marble Arch.
