Battersea Business Centre

Battersea Business Centre is a multi-building creative hub on Lavender Hill, run by UML and home to more than 140 businesses. It is not a conventional serviced office but a genuinely mixed community: offices, studios, workshops, light-industrial units and flexible spaces, occupied by everyone from therapists and beauty studios to stage makers, florists, art schools and portrait studios. Tucked behind gates off the high street on the site of former paper-staining works, it has a hive-of-activity feel from the moment you walk in.

The centre has real character. A striking exterior mural, landscaped outdoor areas with picnic tables and two cafes, one inside the art school and Phresh just outside the gate, give it a strong community atmosphere. The centre manager is the heart of it, knowing every tenant, and their dogs, by name, creating a family-like feel that is immediately apparent. A gated entrance with an on-site security guard and, rare this close to Zone 2, on-site paid parking add genuine practicality.

Spaces are largely self-sufficient, so tenants operate independently and configure their units as they need, with no standard fit-out imposed. That flexibility suits the broad tenant mix, and noise is managed thoughtfully by clustering the louder workshop and light-industrial activities away from the calmer therapy and studio spaces. A refurbishment programme is underway: Block A is finished to a good standard, with higher-specification upgrades planned for the remaining buildings and the shared toilets already being improved.

Kitchens sit within individual studios, with washing-up points around the site, and printing, connectivity and support are on hand when needed. Lockable bike storage and buggy storage reflect the family-friendly, community-led character. Clapham Junction is about eight minutes on foot for overground services, with Clapham Common the nearest tube and frequent buses along Lavender Hill, where independent shops, cafes and restaurants are on the doorstep.
