Victoria Station is just a two-minute walk away, providing access to the Circle, District and Victoria lines, as well as national rail services. Grosvenor Gardens sits directly opposite, giving the building an unusually green setting for such a central location.

While many of the buildings along Buckingham Palace Road make an impression through their scale, 42 stands out for a different reason: its character. On my visit, I noticed the concealed doors almost immediately. They create the satisfying feeling that you've discovered something not everyone else has. A hidden staircase links the floors with a touch of drama, while the private lower-ground patio is a genuine surprise — sheltered, exclusive to members, and exactly the sort of outdoor space people actually use.

The 2025 refurbishment has been handled with a light touch. The interiors feel contemporary without losing the building’s heritage, and the design is thoughtful rather than attention-seeking. Offices come fully furnished with wood flooring, ergonomic furniture and standing desks as standard. Each floor also includes its own breakout space, making it easy to step away from your desk without leaving your immediate workspace.

There are two meeting rooms and a lower-ground boardroom, accommodating groups of between three and twelve people. These can be booked through the Grosvenor members app or via the concierge team, and are also available for external bookings. Two generously stocked kitchens provide Grind coffee, filtered water, fresh fruit and proper crockery rather than the usual office basics.

The wellness facilities are particularly well executed. Shower rooms include towel service, Dyson hair dryers and Jo Loves toiletries, while dedicated outdoor seating for members complements the lower-ground communal areas. Complimentary drinks are served on Thursdays and Fridays, with monthly breakfasts helping to bring occupiers together. Dogs are welcome throughout the building.
